You are not charged until your file is accepted
Your payment method is authorized at checkout and captured only when the file is accepted for preparation.
If the other party never responds to the invitation, or compliance declines the transaction, the authorization is released. Nothing was captured, so there is nothing to refund and nothing to dispute on your statement.
Pass-through costs always come back
Recording fees, transfer taxes, and notary charges are collected as estimates and reconciled against the actual amount. Money that was never paid to a county was never ours to keep, and it is returned in full in every scenario below — including the ones where no service fee is refunded.
How to cancel
The stage your file has reached when we receive the request determines the refund.
If you believe a charge is wrong, contact us before disputing it with your bank — we can usually resolve it faster than a chargeback can, and a dispute freezes the file.
